VA Loan Closings — What to Expect

The VA Home Loan Benefit is one of the most powerful tools available to eligible veterans and active-duty service members. It allows qualifying buyers to purchase a home with no down payment, no private mortgage insurance (PMI), and competitive interest rates. Amigo Title is experienced in coordinating the specific requirements of VA loan closings.

Who Is Eligible for a VA Loan?

Examples of common eligibility categories include — your VA-approved lender or the VA’s eBenefits portal can confirm your specific eligibility status and help you obtain a Certificate of Eligibility (COE):

  • Active-duty service members (90 days during wartime; 181 days during peacetime)
  • Veterans who received an honorable or general discharge
  • National Guard and Reserve members (6 years of service, or 90 days active duty under Title 32 orders)
  • Surviving spouses of service members who died in the line of duty or from a service-connected disability.

VA eligibility rules are complex and have many exceptions. Always verify your specific eligibility with a VA-approved lender or directly at va.gov/housing-assistance before proceeding with a VA loan purchase.

VA Loan Title Insurance Requirements

VA loans require a Lender’s Title Insurance Policy to protect the VA-approved lender’s interest in the property. Amigo Title issues VA-compliant title insurance policies underwritten by Stewart Title and Westcor Land Title Insurance Company, two of the most respected names in the industry.

Texas Veterans Land Board (VLB) Loan Closings

Texas offers one of the most generous state-level veteran home loan programs in the nation through the Texas Veterans Land Board. Eligible Texas veterans and active-duty members may qualify for below-market interest rate home loans, land loans, and home improvement loans through the VLB — and Amigo Title can handle the closing.

Texas Veterans Home Loan

Below-market interest rate home loans up to $806,500 with little or no down payment. Available to eligible Texas veterans and active- duty members for primary residences.

Texas Veterans Land Loan

The only state land loan program of its kind in the nation. Allows Texas veterans to purchase land at competitive rates with as little as 5% down.

Texas Veterans Home Improvement Loan

Low-interest loans up to $50,000 for alterations, repairs, and improvements to an existing home. Veterans with 30%+ VA disability rating receive an additional interest rate discount.

Disabled Veteran Rate Discount

Veterans with a VA service-connected disability rating of 30% or greater receive an additional interest rate reduction on VLB loans
VLB loans are originated by participating lenders, not by the VLB itself. Amigo Title coordinates the closing with your VLB-approved lender. Contact us early in the process to ensure title is opened and ready before your target closing date.

First Responders — Home Buying Services

Amigo Title is proud to extend the same dedicated, personal service to the first responders who serve the Rio Grande Valley — including law enforcement officers, firefighters, EMS personnel, and teachers. While we are a title and escrow company rather than a lender, we work with all loan types and programs that first responders may use to purchase a home, including:

  • Texas State Affordable Housing Corporation (TSAHC) programs — including the Homes for Texas Heroes program, which provides down payment assistance for law enforcement, firefighters, EMS, and teachers
  • FHA loans — low down payment options widely used by first-time homebuyers including first responders
  • Conventional loans with first-time homebuyer programs
  • USDA Rural Development loans — may apply to properties in parts of Hidalgo and Cameron counties

Homes for Texas Heroes Program:

The Texas State Affordable Housing Corporation (TSAHC) offers down payment assistance grants and forgivable loans to eligible Texas teachers, law enforcement officers, firefighters, EMS personnel, and corrections officers. If you qualify, your lender works with TSAHC — and Amigo Title handles the closing. Visit tsahc.org for current program details and eligibility requirements.

Applications for the disabled veteran property tax exemption are filed with your local county appraisal district — Hidalgo CAD or Cameron CAD. Ask your escrow officer at closing if you have questions about where to apply.
